Why Is My Crawl Space Wet? Fraser Valley Causes and Fixes

Standing water or damp soil in a Fraser Valley crawl space starts outside. The real water sources, what it costs the house, and the right order to fix it.

A wet crawl space in the Fraser Valley is almost never a crawl space problem. It is a water management problem outside the house: a failed or blocked perimeter drain, roof water discharging at the foundation, a winter water table sitting near footing level, or bare soil evaporating into the space. Fix the water source first, then dry the space.

This guide covers why valley-floor homes end up with wet crawl spaces, how to tell the four water sources apart, what the dampness costs the rest of the house, and the order the work should actually happen in.

Why are so many Fraser Valley crawl spaces wet?

Because the ground here is wet for half the year and a lot of our housing stock was built with a bare earth floor under it. Those two facts together produce most of the crawl spaces we get called into.

Large parts of Abbotsford, Chilliwack, Mission and Langley sit on flat floodplain and river terrace soils where the winter water table climbs close to footing level. The rain arrives in volume between October and March, according to Environment and Climate Change Canada’s climate normals, and it keeps arriving in back-to-back Pacific systems that never let the soil drain in between. A crawl space that is bone dry in August can have an inch of standing water in it by January without anything having changed about the house.

The second half is construction age. The BC Building Code is specific about this: where a crawl space is unheated, Article 9.18.6.1 requires a ground cover of at least 50 mm of asphalt, 100 mm of concrete, Type S roll roofing or 0.10 mm polyethylene, and for heated crawl spaces 9.18.6.2 calls for 0.15 mm polyethylene lapped 300 mm at the joints and sealed to the foundation wall. Plenty of Fraser Valley homes built before those provisions were enforced have nothing at all down there, or a torn sheet of poly that has been shoved aside by decades of plumbers and cable installers.

The same section of the code handles the water itself. Article 9.18.5.1 says that except where it can be shown to be unnecessary, the ingress of water into a crawl space “shall be controlled by grading or drainage.” That is the whole argument in one sentence: the crawl space is supposed to stay dry because the drainage around it works, not because it dries itself out.

Where is the water actually coming from?

There are four common sources, and they leave different evidence. Getting this right matters, because the fixes are not interchangeable and three of the four live outside the house.

A fifth possibility is a plumbing leak, which shows as a localized wet spot under a fixture or supply line that does not care what the weather is doing. That one belongs to a plumber, not a drainage contractor, and your water meter will usually tell you within an hour.

For the first three, the underground picture is the thing you cannot guess at. A drain camera inspection puts a camera down the existing lines and shows whether the pipe is intact and silted, crushed in one section, or clay tile that has been infiltrated by roots along its whole length. What does a wet crawl space cost the rest of the house?

More than most people expect, because the crawl space is not sealed off from the rooms above it. Air moves upward through every plumbing penetration, floor register and gap in the subfloor, and it carries the crawl space humidity with it.

Health Canada is blunt about the mechanism: excessive moisture is one of the most common causes of poor indoor air in homes, and the recommendation is to maintain relative humidity between 30% and 50% and fix moisture problems right away rather than measuring or testing first. A crawl space with open water in it will not let the floor above sit in that range through a wet winter.

What that does to the building, in the order we usually see it:

  • Wet framing. Joists, rim boards and the underside of the subfloor stay damp. CMHC’s guidance on mould in housing makes the point that visible water is not required, and that dampness inside a material can be enough for mould to grow.
  • Cold floors upstairs. Wet batt insulation loses most of its value and eventually falls out of the joist bays entirely, which is why a damp crawl space and a cold living room floor so often turn up together.
  • Sweating ductwork. Ducts and metal pipe running through humid air condense, drip and corrode.
  • Humidity you cannot dehumidify away. Running a dehumidifier upstairs against an open water source below is a permanent utility bill with no end date.
  • Health complaints. HealthLink BC notes that studies have found increases in coughing, wheezing and headaches among people living in homes with dampness and visible mould.

We are a drainage outfit, so to be clear about the boundary: we deal with the water source. Mould cleanup and insulation work are other trades. But those trades will tell you the same thing we do, which is that none of it holds if the water keeps coming back.

Do the crawl space vents help or hurt?

They do both, at different times of year, which is why arguing about vents before you have found the water is a waste of a Saturday.

The code requirement for an unheated, naturally ventilated crawl space is not much air: Article 9.18.3.1 asks for at least 0.1 m² of unobstructed vent area for every 50 m² of floor area, with the vents distributed on opposite sides of the building. That is enough to move damp air out in cold, dry weather. In warm, humid Fraser Valley weather it works in reverse, because outdoor air hits soil and pipes still sitting in the low teens and gives up its moisture on those surfaces. Homeowners open the vents to dry the space out and discover it is wetter in August than it was in February.

HealthLink BC’s guidance on indoor air quality gets the sequence right in nine words: “If the crawl space is bare earth, cover it with plastic.” Cover the ground, stop the liquid water, and then the vent question becomes a small one about comfort and energy rather than the thing holding your house together.

What is the right fix sequence?

In order, cheapest and most obvious first. Skipping ahead is how people spend money twice.

  1. Get roof water away from the foundation. One downspout can deliver a huge share of your roof’s runoff to a single spot beside the footing. Extending it, or tying it into a proper discharge line through downspout and drainage connections, is the cheapest meaningful fix in this trade and sometimes it is the only one needed.
  2. Fix the grading. Soil that slopes toward the house, or a patio and walkway that shed straight at the wall, will beat any underground system you install.
  3. Camera the perimeter drains, then flush, repair or replace. If the pipe is intact but silted or holding fine roots, high pressure flushing restores it.   4. Add a sump if gravity will not do it. On flat valley-floor lots the drain outfall is often no lower than the footings, and the water has nowhere to go without a pump. That is a sump pump installation, and we cover who actually needs one in sump pumps in the Fraser Valley.
  5. Cover the ground, once the space is dry. Poly over standing water is a pond with a lid. After the water source is handled, a proper sealed ground cover stops the soil evaporating into the space for good.
  6. Then dry it out and reassess. Only at this point does a dehumidifier, replaced insulation or a vent strategy earn its keep.

One caution on step five and six if your home is pre-1990. The crawl space and the mechanical room beside it are exactly where old pipe wrap, duct wrap and boiler insulation tend to survive, and anyone crawling around down there re-insulating, laying poly or running a new drain line can knock them apart without noticing. Getting a few samples collected and lab tested for asbestos before that work starts settles it either way, and that testing is a separate trade from drainage.

What should you do before the fall rains?

Two things, and neither of them costs much. First, get down there with a flashlight in the next dry week and look: standing water, damp soil, water stains on the foundation wall, sagging insulation, rusty duct. Take photographs, because what you find in July is your baseline for what happens in December.

Second, walk the outside of the house during the first real storm of the season and watch where every downspout puts its water. Frequently Asked Questions

Is standing water in a crawl space actually a problem if nobody lives down there?

Yes. Everything in that space, the joists, the subfloor, the ductwork and the insulation, is part of your house, and air moves upward from the crawl space into the rooms above through every gap in the floor. Standing water raises humidity in the whole lower storey, keeps wood damp enough to rot slowly, and makes floors feel cold. Health Canada is direct about it: fix moisture problems right away rather than waiting to see what happens.

Will a dehumidifier or a plastic ground cover fix a wet crawl space on its own?

Not on their own. A ground cover stops moisture evaporating out of bare soil, and a dehumidifier lowers humidity in the air, but neither one stops groundwater arriving through a failed perimeter drain or roof water dumping beside the footing. Lay plastic over standing water and you get a pond under plastic. Deal with where the water is coming from first, then the ground cover and any drying equipment actually hold their gains.

Should I open or close my crawl space vents in the Fraser Valley?

It depends on why the space is damp, and it is the wrong first question. Vents help an unheated crawl space in cold dry weather and hurt it in warm humid weather, when outdoor air condenses on cool pipes and soil. In the Fraser Valley that means open vents can add moisture in July and pull heat out in January. Sort out the liquid water and the ground cover before you spend any thought on vent covers.

How do I tell whether it is groundwater or condensation?

Timing and pattern. Groundwater and drainage failures show up in the wet months, worsen after several days of rain, and pool along the foundation walls or across the low part of the floor. Condensation shows up in warm humid weather, coats cold surfaces like copper pipe and ductwork, and leaves the soil damp rather than puddled. A square of clear plastic taped to the soil for a day settles it: water under it is ground moisture, water on top is condensation.

How much does it cost to find out why the crawl space is wet?

In the Fraser Valley a camera inspection of the perimeter drains typically runs $300 to $600, and that is the visit that answers the question. It shows whether the pipe is intact and silted, crushed in one run, or clay tile failing everywhere, which is the difference between a flush, a sectional repair and a full replacement.
